Each prospective tenant must fill out a detailed application which we use in conjunction with credit reports, eviction records, criminal history reports, landlord references, and any other information that may be able to uncover red flags. CPM uses cutting edge technology for all bookkeeping, work order processing, and all management solutions. We submit to owners monthly ledger reports either by mail, or through an online service, and we can make owner payments by check, or direct deposit. We are currently working on systems to accept payments and feedback forms directly from our website along with new marketing systems using virtual tours.
Maintenance is handled in an efficient manner with quality contractors that are licensed and insured. Maintenance is coordinated at no extra cost to the property owner. Maintenance labor is billed directly to the owner's account and can be paid out of the proceeds from rent, or we can simply notify the owner when maintenance is needed in the case that he wants to do his own maintenance work. We try to "Custom Fit" our management services around the owner. We also are able to pay recurring charges on behalf of the owner. Whether it be lawn or pool maintenance, or insurance and mortgage payments, we can handle it and all expenses will be shown on the monthly and annual reports.
